Kel-Mar provided Construction Management services for Civic Builders on the ground- up construction of a new six-story, 46,000-square-foot charter school in the Bronx, designed to serve more than 500 students. Delivered under a Guaranteed Maximum Price (GMP), the project created a modern educational facility tailored to the needs of one of the borough’s newest school communities.
The structure is a cast-in-place concrete building featuring a ground-floor gymnasium spanned by large steel trusses that support the floors above. Subsurface conditions presented a significant construction challenge, with the site consisting primarily of solid rock. As a result, the building was designed without a cellar level and supported by spread footings.
Inside, the school includes state-of-the-art classrooms, science labs, and three outdoor terraces that extend the learning environment beyond the building envelope. Designed as an all-electric facility, the project reflects a forward-looking approach to school construction, combining durability, functionality, and sustainable building systems in a next-generation educational setting.
