PROJECT LOCATION – 564 PARK AVE

SIZE (SQ F) – 1117SF

YEAR COMPLETED – 2020

The Colony Club is a women-membership only private club located at Park Avenue and East 62nd Street. It was designed by Delano & Aldrich Architects in the Neo-Georgian style and built in 1916. Kel-Mar was commissioned to upgrade the interior of the building in a multi-phased project.

Phase I began with the gut renovation of three bathrooms on multiple floors. Work included all new plumbing, HVAC and electrical systems. Installation of marble tiles, stone wainscots, custom mahogany millwork & wallcoverings completed the high-end finishes. The mechanical package included Mitsubishi condensers with fan coil units in each room and a stunning LED lighting package.

Phase II required the gutting and expansion of the main, first floor Women’s restroom and Cloak Room off the main Lobby. This addition was built over an existing room on the lower level and included all of the mechanical work and high-end finishes described above for Phase I.

An active Club, the schedule revolved around the Club’s events and was fast tracked to make the spaces available as soon as possible.

The Riverview Residence is a 35 story apartment complex that sits on the East River at 34thStreet in Manhattan. Our first completed phase on this building was an extensive renovation of over 9,000 linear feet of corridor.

Walls were stripped, skim coated, sealed and painted. Floors were leveled and nearly 10,000 square feet of ceramic tile was installed as well as 4,000 square yards of custom carpet.

The project also include the installation of 788 new ceiling fixtures and updated signage for the entire building.

The Riverview also gets a new name – View 34.

View 34 Plaza located in Manhattan on 1st Ave between 34th & 35 was a POPS (Privately Owned Public Space) project owned and operated by national real estate company UDR. The project was a 1-story commercial space with an enlarged cellar that was situated in the corner of a brand new open concept park / plaza.

The outdated park was demolished, and support of excavation started. Soldier beams were driven along the perimeter of the site in conjunction with timber lagging and tie-backs to retain 1st Avenue & 35th Street sidewalks. Excavation brought us below the water table which required a full dewatering program. 200 ton mini-caissons augured into bedrock served as the piles to support the buildings foundation walls and slab. A steel superstructure was erected with concrete on deck slabs.

The façade of the building was made up of (4) different components: Curtain Wall, Ipe Wood Rain Screen, Corten Steel Paneling & Cement Fiber Panel Rain Screen requiring surgical coordination. Each envelope component had to meet the latest U-values & NYC energy code requirements.

Mechanically the new building was furnished with a grease trap, sewage ejector pump, elevator sump pump, rooftop units, exhaust fans, a three-stop elevator, sprinkler system and a fully addressable fire alarm system. Utility services included 6” sprinkler service, 4” domestic service, 8” sewer service, 2” gas line, and a 400 Amp & 800 Amp electrical service. The park consisted of over 10,000 SF of Unilock pavers with carefully located trench drains leading to an underground drainage system.

The park includes an AstroTurf lounging area, precast benches with Ipe wood, trees, landscaping, a setting of an art sculpture from Germany, a basketball court and a kid’s playground with Kompan equipment. Exterior lights illuminate the park & basketball court after dark.

Phase I represents the realization of a 3+ year partnership with the Lower East Side Tenement Museum to create 10,000 SF of administrative, educational, and retail space for its unique mission, which document in a vivid way the immigrant experience of the huge wave of new Americans whose roots pass through the neighborhood in the early 20th century.

The Museum purchased what were originally three adjoining tenement buildings and sought to convert them according to these needs. Unfortunately, early design prototypes were out of line with available funding. Kel-Mar worked closely with the design team, led by Perkins-Eastman Architects, and the Owner to preserve the essential functional requirements of the project, but with a cost savings that approaches 50 percent of the original budget. Significant structural upgrades to the existing buildings were required, and the addition of an elevator was imperative, so no cost savings could be sought there.

Significant savings were realized by revising the HVAC design in particular, and the Owner opted for exposed brick and concrete finishes in many areas of the space. The structural work involved the entire replacement of the first and second floor framing. The cellar floor slab was lowered to increase headroom. The third floor framing was significantly reinforced. Executing the structural work was a tricky process and had to be carefully sequenced so as not to destabilize the existing antiquated structure. It should also be noted that residential tenants continued to occupy the uppermost three floors of the buildings in question, with no significant interruption to essential service

A 24,000 square foot mansion in the Gothic style completed in 1921 for Arthur Sachs of the financial firm Goldman Sachs, has been the home of the Jewish National Fund since 1954. Kelmar was contracted to gut, renovate and restore this beautiful landmark.

Extensive reinforcement of the existing structure was needed using 55 tons of structural steel while front and rear structural members were modified. De-commissioning the existing elevator and removing the elevator shaft while building a new shaft and elevator also required localized underpinning. The modernization included completely new mechanical systems. The detailed limestone façade was refurbished to its former glory along with a new anexed glass curtain wall façade.

Inside the building the original features were restored and preserved including ornate cast iron columns, classical vaulted ceilings and original oak doors. This project also achieved a LEED Silver rating.

This two-story building on Zerega Avenue in the Bronx is a state-of-the-art EMS station prototype. The project was built for and funded by the New York City Fire Department and sponsored by the New York City Department of Design and Construction.

This was a challenging project because of the structural complexity and unusual building footprint. The structure is built on concrete-filled piles and pile caps. The site required dewatering and contaminated soil to be removed. This 11,500 square foot building is steel frame construction with masonry, glass and metal siding.

The Station has the most recent generation of a BMS (Building Management Systems) installed. Other outstanding features include its striking use of glazing in the façade, fume exhaust system, “green” roof and solar panels. Kelmar was awarded an A+ rating by the NYC Mayor’s office for successful execution of this $11 million project.
