<p>This two-story penthouse is located on Park Avenue between 73rd and 74th Street on Manhattan’s Upper East Side. This private residence with outside terraces on both floors underwent a gut renovation and for the first time in the building’s history, Kel-Mar was allowed to make structural changes to accommodate the installation of floor to ceiling glass windows and doors on both the 21st and 22nd floors.</p>
<p>All bathrooms received custom tile and stone, custom millwork with chrome inserts, heated floors, Hansgrohe fixtures, showers with Infiniti drains and Duravit toilets. The Master Bath has Toto toilets, Dornbracht fixtures and a free standing tub and shower with Infiniti drains. The kitchen is Neff Cabinetry and Miele appliances. The custom millwork throughout the space is complimented by engineered wood floors with metal inserts, a Mondrian wall and a translucent stone bar lit from within by an LED lighting  package.</p>
<p>Completely new mechanical systems were installed including new gas service, a plumbing trough, water heater and a booster pump for increased water pressure. A new Daikin HVAC system with 2 condensers mounted on the roof of the 22nd floor powering six indoor units with humidifiers was also part of the upgrade. Exterior spaces received a Kemper Roofing System and roof stone tiles in grout to give access to an outdoor kitchen with a Wolf BBQ, refrigerator, sink and a copper fire pit.</p>
<p>New structure was also added for the installation of a two-stop, pneumatic vacuum elevator &#8211; only the second of its kind in New York</p>

<p>View 34 Plaza located in Manhattan on 1st Ave between 34th &amp; 35 was a POPS (Privately Owned Public Space) project owned and operated by national real estate company UDR. The project was a 1-story commercial space with an enlarged cellar that was situated in the corner of a brand new open concept park / plaza.</p>
<p>The outdated park was demolished, and support of excavation started. Soldier beams were driven along the perimeter of the site in conjunction with timber lagging and tie-backs to retain 1st Avenue &amp; 35th Street sidewalks. Excavation brought us below the water table which required a full dewatering program. 200 ton mini-caissons augured into bedrock served as the piles to support the buildings foundation walls and slab. A steel superstructure was erected with concrete on deck slabs.</p>
<p>The façade of the building was made up of (4) different components: Curtain Wall, Ipe Wood Rain Screen, Corten Steel Paneling &amp; Cement Fiber Panel Rain Screen requiring surgical coordination. Each envelope component had to meet the latest U-values &amp; NYC energy code requirements.</p>
<p>Mechanically the new building was furnished with a grease trap, sewage ejector pump, elevator sump pump, rooftop units, exhaust fans, a three-stop elevator, sprinkler system and a fully addressable fire alarm system. Utility services included 6” sprinkler service, 4” domestic service, 8” sewer service, 2” gas line, and a 400 Amp &amp; 800 Amp electrical service. The park consisted of over 10,000 SF of Unilock pavers with carefully located trench drains leading to an underground drainage system.</p>
<p>The park includes an AstroTurf lounging area, precast benches with Ipe wood, trees, landscaping, a setting of an art sculpture from Germany, a basketball court and a kid’s playground with Kompan equipment. Exterior lights illuminate the park &amp; basketball court after dark.</p>

<p>Kel-Mar provided pre-construction CM services for this new construction 4-story charter school project<br />
comprising of 30 classrooms, gymnasium, cafetorium, and administrative spaces across 52,000sf. Kel-<br />
Mar was engaged at the start of design and assisted with material options, mechanical system design<br />
considerations, SOE and foundation system alternatives, meeting minutes, and subcontractor<br />
solicitation/leveling/negotiations/award. The facility is supported on a deep foundation system, includes<br />
1800cy of concrete foundations and elevated slabs, and 350 tons of structural steel. The intricate façade<br />
including a cast stone entry colonnade wrapping steel columns and beams, ground face CMU, aluminum<br />
curtainwall, storefront windows with metal trim, and a fiber cement rainscreen system. The liquid applied<br />
roof was designed to act as stormwater retention with elevated roof drains.</p>
<p>The integration of all façade finishes by the masonry, fiber cement, and aluminum/glass trades<br />
necessitated close coordination. To advance the procurement and installation of these elements, Kel-<br />
Mar’s project management team prepared coordination drawings including material specific installation<br />
details. It is estimated that this effort saved at least eight weeks of the submittal / shop drawing / mock-up<br />
process.</p>

<p>The Colony Club is a women-membership only private club located at Park Avenue and East 62nd Street. It was designed by Delano &amp; Aldrich Architects in the Neo-Georgian style and built in 1916. Kel-Mar was commissioned to upgrade the interior of the building in a multi-phased project.</p>
<p>Phase I began with the gut renovation of three bathrooms on multiple floors. Work included all new plumbing, HVAC and electrical systems. Installation of marble tiles, stone wainscots, custom mahogany millwork &amp; wallcoverings completed the high-end finishes. The mechanical package included Mitsubishi condensers with fan coil units in each room and a stunning LED lighting package.</p>
<p>Phase II required the gutting and expansion of the main, first floor Women’s restroom and Cloak Room off the main Lobby. This addition was built over an existing room on the lower level and included all of the mechanical work and high-end finishes described above for Phase I.</p>
<p>An active Club, the schedule revolved around the Club’s events and was fast tracked to make the spaces available as soon as possible.</p>

<p>Kel-Mar was engaged at the start of design for this fast-paced charter school project completed through TCO in under 12-months. Kel-Mar coordinated and documented all pre-construction meetings, determined the best pre-engineered building manufacturer, proposed 9 alternates each (adds and deducts) should there be any budget issues, eliminated unneeded equipment platforms, and provided extensive budgeting analysis to ensure the project budget and schedule would be met. Kel-Mar leveled at least three potential subcontractors for each trade, reviewed with project ownership, and executed contracts. The project was a conversion of an existing 52,500sf dilapidated warehouse into a state-of-the-art school, and provided a pre-engineered gymnasium addition on a side parking lot.</p>
<p>The entire building’s structure and façade was repaired and restored including abatement of existing and new roof system, all new aluminum windows and entrances, brick replacement/repair/repointing, cast stone work, anti-graffiti coatings, and interior structural column and slab repairs. The interior was fitted out with 40 classrooms, various offices, cafetorium, and new gymnasium addition. New stairwells were provided and a passenger elevator. The gymnasium addition required excavation down to rock at 10’ below grade, and incorporated a custom cast-in-place stormwater retention system below the slab. A new 1200A electric service powered the building which was conditioned with gas heat RTUs, and perimeter hydronic heat. The building occupied three sides of a city block necessitating extensive sidewalk and curb replacement, and BPP scope.</p>
<p>The original scope included limited under slab plumbing work for added toilet rooms, however after construction began, the structural engineer determined the entire ground floor slab (26,000sf) needed to be removed and replaced due to instability issues. Kel-Mar was able to make some hard buys with trades which generated enough savings to offset this increased cost and pay for trade overtime associated with expediting work to meet the schedule which was affected by the slab replacement setback. Like many projects Kel-Mar is involved with, schedule is paramount, and in this case if the completion date were missed there would be several hundred affected students and staff. To achieve closeout and TCO within a month, Kel-Mar engaged an expeditor that has been a part of several successful Kel-Mar projects.</p>
<p>The final construction cost increased 3.6% over the original budget due predominately to a requirement to haul off<br />
contaminated soils at the addition and increase in the incoming electrical service once ConEd deemed that 480V power would not be available on site, which affected the switchgear and all panelboards/feeders.</p>
<p>Kel-Mar has built a strong rapport with the entire design team of this project including civil, architectural, structural and MEP’s, and would welcome the opportunity to utilize them as consultants under the NYC DDC program.</p>

<p>Kel-Mar rose to the challenge of constructing the complex and highly detailed contemporary design that left no room for error. The demanding schedule was compounded by a series of revisions, but Kel-Mar completed on time and every detail was pristine.  Scope included floor to ceiling windows and satin gloss painted ceilings and walls.</p>
<p>Kel-Mar ensured that there were no imperfections or images of undulating waves on these surfaces. Other work included custom Brazilian mahogany wood flooring; custom stainless steel cabinets and doors with cherry-wood trim detail, and slate countertops.</p>
<p>Kel-Mar was also responsible for the installation of Italian marble walls and floor, and a one of a kind sculptured Italian marble sink, which were all quarried and fabricated overseas, dictating the critical path for the schedule.</p>

<p>Our client desired a high tech luxurious office/study in his home.  The study consisted of a raised dome wood and plaster ceiling, the renovation and modernization of an abandoned fireplace, and the complete installation of a cutting edge video/audio system.</p>
<p>The concealment of a new air distribution system was accomplished by using specially designed piping and custom diffusers to help maintain the traditional design without compromising HVAC performance.  Above the fireplace, was a motorized solid wood panel that slid into a pocket above, revealing a television.</p>
<p>The custom pearwood architectural woodworking throughout the study included raised panel detail on walls and doors, a built up fascia with 3-piece  crown molding detail , wood columns and French doors. Concealed behind raise panel bifold pocket doors is a wet bar. On the opposite wall is a desk concealed by upper bifold pocket doors and a removable access panel in the well below, providing access to the electric and mechanical systems.</p>
<p>New wood windows were installed throughout, as well as the complete renovation of two luxurious bath and dressing rooms. Other work included a renovation of the master bedroom and children’s rooms. The construction was performed in a finished space, requiring extensive protection.  Work was performed in phases and materials included pearwood, a variety of stone, and traditional plaster.</p>
