<p>This two-story penthouse is located on Park Avenue between 73rd and 74th Street on Manhattan’s Upper East Side. This private residence with outside terraces on both floors underwent a gut renovation and for the first time in the building’s history, Kel-Mar was allowed to make structural changes to accommodate the installation of floor to ceiling glass windows and doors on both the 21st and 22nd floors.</p>
<p>All bathrooms received custom tile and stone, custom millwork with chrome inserts, heated floors, Hansgrohe fixtures, showers with Infiniti drains and Duravit toilets. The Master Bath has Toto toilets, Dornbracht fixtures and a free standing tub and shower with Infiniti drains. The kitchen is Neff Cabinetry and Miele appliances. The custom millwork throughout the space is complimented by engineered wood floors with metal inserts, a Mondrian wall and a translucent stone bar lit from within by an LED lighting  package.</p>
<p>Completely new mechanical systems were installed including new gas service, a plumbing trough, water heater and a booster pump for increased water pressure. A new Daikin HVAC system with 2 condensers mounted on the roof of the 22nd floor powering six indoor units with humidifiers was also part of the upgrade. Exterior spaces received a Kemper Roofing System and roof stone tiles in grout to give access to an outdoor kitchen with a Wolf BBQ, refrigerator, sink and a copper fire pit.</p>
<p>New structure was also added for the installation of a two-stop, pneumatic vacuum elevator &#8211; only the second of its kind in New York</p>

<p>The luxurious Ansonia Hotel located on Broadway between 73rd and 74th Street, is an 18-story Beau-Art style New York City landmark that converted to condominiums in the 1990’s.  Kelmar was commissioned to gut renovate a two bedroom apartment on the 15th floor.</p>
<p>Being forewarned of the building’s strict regulations, we demonstrated our team approach with the building management by recommending, then seeking approval of our window replacement contractor. We achieved their approval and were able to save the owner 50% over the building’s window contractors.</p>
<p>New electrical service was installed to accommodate new loads required for the electrical and mechanical demands. Architectural finishes included rosewood flooring with Wenge wood borders and inlays, custom millwork, decorative plastering, stenciling and Chinese wall covering. <p>Staged entire demolition of existing 6400 square foot townhouse building, followed by the subsequent re-building and expansion of condos. This incorporated purchased air-rights.  Scope included the addition of two new stories, new glass and aluminum curtain wall, enclosed greenhouse with wood trellis detail, fireplaces, new electrical and HVAC and roof garden with exotic Epay wood decking.  The interior fit-out created (5) floor thru luxury condominium units with custom mosiac tiled bathrooms and Italian kitchens and custom wood plank floors.</p>

<p>Rebuilding a 6000 square foot townhouse around the core of a 1957 Modernist residence, included gutting the interior, creating an open, light interior space through natural illumination. This was facilitated by removing the original façade and building a new glass curtain wall that has floor to ceiling glazing on upper floors and sizable windows that open on first floor. In addition, other structural changes included removing roof, adding a third story to building which included a skylight detail built over 3rd floor. The flooring below was made of partially translucent rows of structural glass which also bathed the house in natural light. Another structural feature highlighting the dramatic design of this home is the wood and steel staircase that ties most of the space together. The stairs seemingly float as there is a slight separation from walls – the stairs being held in place by small steel beams and thin steel cables. A multimedia room on the third floor includes a glass cube lined with custom beech closets, containing the TV and stereo equipment and library shelving. The kitchen originally in the basement, was demolished and a custom state of the art center was built on the first floor, including translucent cabinets against a window wall. The basement was converted into a playroom for the children and the master bath was converted into a white marble suite.</p>
<p>The project has been published in the January 2005 issue of <strong>Architectural Record.</strong></p>

<p>Constructed for owners AJA Realty, Il Tesoro is a new out of the ground seven story 24,400 square foot condominium building. The structure consists of concrete on metal deck floors supported by steel beams which are in turn supported by CMU masonry bearing walls. The exterior is clad with a combination of brick, stone and stucco. There are total of 21 apartments within the building as well as an elevator, wheel chair accessible lift, rear yard, balconies, terraces, entrance lobby, basement storage and gym. The design and construction team worked closely together to overcome dewatering issues due to fluctuating water table levels that were within the influence of new construction. Adjacent structures were underpinned.</p>
