During the resurgence of East Harlem, Kelmar built Il Tesoro. It is a new, out of the ground, seven-story, 24,000 square foot, luxury condominium for AJA Realty. The structure consists of concrete on metal deck floors supported by steel beams which are supported by CMU masonry bearing walls. The exterior is clad with a combination of brick, stone and stucco.
The building has 21 one and two bedroom apartments. The first floor opens to a lobby, elevator and an interior staircase. The units have balconies, terraces and sleek, modern finishes. The building also includes basement storage spaces, a gym, a wheelchair accessible LULA and a common-use rooftop deck with open city views.
Adjacent structures required underpinning while the design and construction team worked closely together to overcome dewatering issues due to fluctuating water table levels that were within the influence of new construction
